Outreach is where lead lists turn into signed contracts or into wasted months. The channel should follow the owner type: individuals with callable phones get a call, Do-Not-Call numbers get mail or email, and entity owners get mail to the address on the county record.

A pre-foreclosure filing or a scheduled auction is a race. The owner hears from every investor in the county within weeks of the filing. Being third with a clean offer beats being first with a vague one, but being thirtieth with a perfect script loses to both. Work new hard-distress leads the day they appear.

Follow-up wins the slow yes

Most motivated sellers say no twice before they say yes. The situation ripens: the lien grows, the auction gets closer, the vacant house takes another winter of damage. A simple cadence, contact on day 1, day 7, day 21, then monthly, catches the moment the math flips without burning the relationship.
