How to build a cash buyers list that actually buys

A cash buyers list is the other half of wholesaling: the investors who will take the contract you negotiated. The good news is that cash buyers out themselves in public records every time they close, because every cash purchase is recorded with no mortgage behind it. You do not need to find them. You need to notice them.

Read the deeds, not the forums

County records show every sale, and any sale without a recorded mortgage is a cash buy. Filter the last 6 to 12 months of cash purchases in your target ZIPs and you have a list of people who provably close: what they bought, what they paid, and the LLC they bought it in. An investor who bought three cheap single-families in a specific ZIP this year is not a maybe, they are an active buy box with a wallet.

  • The buy-and-hold landlord: cash buys that turn into rentals. Slower, but buys ugly and buys in any season.
  • The small fund or turnkey operator: standing buy box, published criteria, closes on schedule.
  • The contractor-investor: buys the worst houses because the rehab is in-house. Perfect for your roughest contracts.
  • The out-of-state investor buying your market: often overpays local buyers, hungry for deal flow with numbers already attached.

Quality beats headcount

Twenty verified buyers whose actual purchases you have read will out-close five hundred names from a networking event. For each real buyer, log the buy box: ZIPs, property types, price band, condition tolerance, and how fast they can close. When a contract comes in, you should know within minutes which three buyers get the first call. That matching speed, deal to buyer, is the entire wholesaling business compressed into one habit.
