The best skip tracing services for real estate investors (2026), with listed prices
Updated · by the LowBaller team
The best skip tracing services for real estate are BatchData for volume and API access, REISkip for simple pay-per-match bulk tracing, and Skip Genie for hard-to-find owners and heirs. LowBaller ranks first for a different job: owner contact bundled with ranked motivated-seller leads, where a dead lookup costs nothing. Most investors need one bulk tool or one bundled tool, not both.
The criterion here is cost per usable conversation, not cost per record. LowBaller publishes this list and ranks itself first for investors who want contact attached to ranked leads; here is why, and who should pick something else. If you already own a list of 10,000 addresses, a bulk tracer below is the right tool. No vendor hit rates appear here, because none can be verified; the only rates quoted are LowBaller's own July 2026 measurement.
The 9 best skip tracing services, ranked
Each service below was checked for what it returns and how it bills, as listed in October 2026. They fall into three groups: bulk tracers, platforms with tracing built in, and LowBaller, which traces only the owners it finds and ranks.
1. LowBaller
Best for contact bundled with ranked leads, paid only when it comes back
Unlocking a motivated seller costs one credit and returns the owner's phone, Do-Not-Call filtered with stale numbers dropped. If no contact comes back, no credit is spent, and owners with only an email unlock free. The unlock also pulls the county record and re-scores the offer. The honest caveat: it is not a bulk skip tracer. It traces the owners it finds, so it is the wrong tool for a list you already own.
Best for: Investors who want a short list of reachable, ranked ownersPrice: Free market scan; plans from $29.99 every 4 weeks after a 7-day trialScan your market free2. BatchData
Best for high-volume and API skip tracing
The data company behind the BatchSkipTracing brand; batchskiptracing.com now forwards to BatchData's skip tracing page. It offers single traces, bulk uploads and an API, with pay-as-you-go pricing per match or monthly plans. Plan features include phone, email, Do-Not-Call status and litigator scrubbing.
Best for: Teams and software builders tracing thousands of recordsPrice: Pay as you go per match, or plans from $2,000 a month for 100,000 records (as listed, October 2026)Visit site3. REISkip
Best simple pay-per-match bulk tracing
A straightforward bulk skip tracer built for investors: upload a list, pay for matches, get phone numbers and emails back. No subscription is required, which suits investors who trace a list every few weeks rather than every day.
Best for: Occasional bulk tracing without a subscriptionPrice: $0.15 per match, 50-match minimum (introductory pricing as listed, October 2026)Visit site4. Skip Genie
Best for tracing heirs and hard-to-find owners
A search-style tracer whose results include phones, emails, address history, possible relatives and associates, age and a deceased indicator. That makes it strong on probate and inherited properties, where the owner of record has passed and the trail runs to the heirs. Bulk search is also available.
Best for: Probate and inherited-property investorsPrice: $58 a month with 100 searches; 17 cents per extra search (as listed, October 2026)Visit site5. PropStream
Best skip tracing inside a full data platform

Best value for large monthly tracing volume
Propwire's property search is free; the Gold plan adds 10,000 skip traces a month, unlimited property downloads and AI-generated lists for a flat fee. If you trace thousands of records every month, the per-record cost is hard to beat.
Best for: High-volume investors on a fixed budgetPrice: $119 a month with 10,000 traces; property search free (as listed, October 2026)Visit site7. BatchLeads
Best contact included in a list-and-outreach platform

What skip tracing actually returns on a distressed list
In July 2026 we skip traced a live hard-distress list in the Phoenix metro and published what came back. On individually owned properties, 88 percent returned a phone or an email, and email was found for about 89 percent of matched owners. After Do-Not-Call filtering, only about 56 percent had a legally callable phone.
The bigger finding sits upstream. About 66 percent of the list was owned by companies, trusts or estates, about 26 percent by individuals, and 8 percent had no owner name. The full method is in our skip trace hit rate study.
What 100 hard-distress properties yield after skip tracing
After Do-Not-Call filtering
The Do-Not-Call haircut
Do-Not-Call filtering removed roughly half of the raw phone matches in our July 2026 measurement. Any rate quoted before that filter overstates who you can legally call.
What does skip tracing cost per callable owner?
Example arithmetic makes the trade-offs clear. Take 100 hard-distress records that look like the July 2026 list: about 26 individual owners, about 23 with a phone or email, and about 15 callable phones. Per callable phone, bulk tracers are far cheaper than we are. Our credit costs more because it also buys the ranking, the suggested offer and the county record, and it is never spent on a dead lookup.
| Approach (example) | What you pay for | Cost for 100 distressed records | Cost per callable phone |
|---|---|---|---|
| Per-match tracer at $0.15 | Each match | About $3.45 (about 23 matches) | About $0.23 |
| Per-record tracer at $0.17 | Every record uploaded | $17.00 | About $1.13 |
| LowBaller Starter ($29.99 for 10 credits) | Only a returned phone; email-only is free | $3.00 per phone unlocked | $3.00 |
| LowBaller Max ($199.99 for 100 credits) | Only a returned phone | $2.00 per phone unlocked | $2.00 |
Why two thirds of distressed owners cannot be skip traced
A company, trust or estate does not have a personal cell phone. Skip tracing works on people, so an entity-heavy list will always look like a low hit rate, whichever vendor you pick. The fix is a different channel, not a better tracer.
For entity owners, mail the registered agent and the mailing address on the county record, and look up the people behind an LLC through the state business registry. Our guide on how to find the owner of a property walks through each lookup.
How to stay compliant after the trace
- Scrub every number against the National Do-Not-Call Registry and your own internal do-not-call list before dialing.
- Call by hand, between 8am and 9pm in the owner's local time.
- Never cold text skip-traced numbers. TCPA statutory damages run $500 to $1,500 per violation.
- Mail is always allowed, and it is the only channel that reaches entity owners.
- Rules vary by state; some add their own calling limits. Confirm with a local attorney if you run volume.
A phone number is not permission
Skip tracing tells you where an owner can be reached, not whether you may contact them that way. Filter, dial manually, and respect every request to stop.
How we ranked these services
The criterion is cost per usable conversation for a typical investor: price, what comes back, Do-Not-Call handling and whether misses are billed. Prices were checked on each vendor's site in October 2026. We did not use ratings, reviews or vendor-reported hit rates for anyone.
We rank first for one lane only: ranked motivated-seller leads with contact attached. If you want to scan your market free first, the scan takes about two minutes and needs no card. If you already own a big list, a bulk tracer above is the better buy.
Frequently asked questions
What is the best skip tracing service for real estate investors?
It depends on the job. For bulk lists, BatchData suits volume and API use, REISkip suits occasional pay-per-match tracing, and Skip Genie suits heirs and hard-to-find owners. For contact bundled with ranked motivated-seller leads, where a dead lookup costs nothing, LowBaller ranks first. Platforms like PropStream and BatchLeads include tracing inside their subscriptions.
How much does skip tracing cost per record?
Listed prices in October 2026 included $0.15 per match at REISkip, 17 cents per record for Skip Genie's bulk search and $119 a month for 10,000 traces on Propwire Gold. Per-record price matters less than whether you pay for misses and whether the results are filtered for Do-Not-Call before you dial.
What is a good skip tracing hit rate?
On individually owned distressed properties, 88 percent returned a phone or email in LowBaller's July 2026 measurement. After Do-Not-Call filtering, about 56 percent had a legally callable phone. Rates across a whole distressed list look far lower, because about two thirds of those properties were owned by companies, trusts or estates.
Can I text numbers I get from skip tracing?
You should not cold text skip-traced numbers. Unsolicited marketing texts can violate the TCPA, with statutory damages of $500 to $1,500 per violation. Call manually, only to numbers filtered against the Do-Not-Call registry, between 8am and 9pm local time, and use mail for everyone else. Rules vary by state.
Is skip tracing legal for real estate investors?
Yes, skip tracing itself is generally legal, because it compiles contact data from public and commercial sources. What you do with the results is regulated: calling rules, Do-Not-Call lists and texting limits under the TCPA all apply, and some states add their own. Confirm your outreach plan with a local attorney.
