The best off-market property websites in 2026, ranked by how close they get you to the owner
Updated · by the LowBaller team
The best off-market property websites fall into two groups: data tools that find owners who have not listed, such as LowBaller, PropStream, Propwire and PropertyRadar, and marketplaces where wholesalers sell deals they already have under contract, such as InvestorLift. Owner-direct tools give the deepest discounts; marketplaces give speed.
The criterion for this ranking is how close each site gets you to a motivated owner and a workable price. LowBaller publishes this list and ranks itself first for off-market owners ranked by motivation; here is why, and who should pick something else. If you would rather buy a finished deal than find one, the marketplace and local-list entries below suit you better.
The 9 best off-market property websites, ranked
The first six entries help you find owners yourself. The last three show deals other investors have already found. Both are off-market; only the first kind leaves the full discount on the table for you.

Off-market websites compared: price, contact and fit
The question that sorts these sites is simple: who do you negotiate with? On the data tools it is the owner. On the marketplaces and lists it is a wholesaler who already negotiated with the owner.

Owner-direct vs wholesaler deals: which off-market type?
Owner-direct deals take longer to find and leave the most room, because nobody has taken a fee yet. Wholesaler deals are ready to close, but the price already includes an assignment fee. Neither is better in every case; it depends on whether your scarce resource is time or price.
Price every deal from the same math either way. The lowball offer calculator gives a start bid and the floor for owner-direct offers, and the 70% rule is a quick check on a wholesaler's asking price.
| Off-market type | Who you negotiate with | Where you find it | Price position |
|---|---|---|---|
| Owner-direct (distressed owner) | The owner | LowBaller, PropStream, Propwire, PropertyRadar, DealMachine | Most room to negotiate |
| Wholesaler assignment | A wholesaler holding the contract | InvestorLift, buyers lists, Facebook groups | Wholesale price plus a fee |
| Tax-defaulted, before the sale | The owner | County delinquent tax lists | Deep, if equity remains |
| Agent pocket listing | The listing agent | Local agent relationships | Usually near market |
Who actually owns off-market distressed property?
Most of it is not owned by a person you can call. In our July 2026 measurement on one hard-distress list, about two thirds of properties were held by companies, trusts or estates. That changes how you reach them: by mail to the registered agent and the county mailing address, not by phone.
For the individual owners, skip tracing works well: 88 percent returned a phone or an email, and about 56 percent had a legally callable phone after Do-Not-Call filtering. See the motivated sellers by metro pages for what the mix looks like near you.

How to vet an off-market deal before you pay
- Match the seller to the county owner record. On a wholesale deal, ask to see the purchase contract and the assignment clause.
- Check the address for distress signals and filings with the free distress check.
- Pull taxes and liens. Back taxes and judgments are paid from the sale.
- Look at the house in person or on Street View, and price repairs yourself instead of trusting the post.
- Close through a title company or real estate attorney, never by wiring money straight to a stranger.
Verify the contract chain
A wholesaler can only assign a contract they actually hold. Confirm the signed purchase agreement and use a title company, because posts in open groups are an easy place for fake deals.
How to reach off-market owners compliantly
Reach owner-direct leads in this order: mail first, then manual calls to Do-Not-Call filtered numbers between 8am and 9pm local time. Never cold text; TCPA statutory damages run $500 to $1,500 per violation. Homeowners who want their property off public pages can use the removal form at remove my info.
Open with the problem, not the price
Ask what the owner needs to happen and by when. The number lands better once both of you agree on the problem it solves.
How we ranked these websites
Each site was ranked on how close it gets you to a motivated owner and a workable price, with prices and features checked on its own site in October 2026. We used no ratings, reviews or user counts for anyone. We rank first for owner-direct deals only; for finished wholesale deals, InvestorLift and local buyers lists are the better start.
To see how many off-market motivated sellers sit within 25 miles of your ZIP, run the free market scan. It takes about two minutes and needs no card.
Frequently asked questions
What is the best website for off-market properties?
For owner-direct deals, LowBaller ranks first because it ranks off-market owners by motivation and attaches a suggested offer. PropStream is the deepest data workbench and Propwire the best free search. For finished deals under contract with a wholesaler, InvestorLift and local buyers lists are the better places to look.
Are off-market properties cheaper?
Often, but not automatically. Off-market owners under pressure, such as pre-foreclosure or tax delinquency, may accept below-market offers because speed matters more than price. A wholesaler's off-market deal already includes their fee, and some off-market owners are simply unwilling sellers. Price every deal from its own numbers, not its label.
How do I find off-market properties for free?
Use county records and free search tools. The county recorder and treasurer list pre-foreclosure filings and delinquent taxes, the assessor gives owner mailing addresses, and Propwire offers free nationwide property search. Join local wholesaler buyers lists and investor groups for deals others have found. Mail the owners you find, since mail is always allowed.
Is it a good idea to buy from a wholesaler?
It can be, if the numbers work after the assignment fee. Wholesalers save you the search, but you pay for it in the price. Verify the signed purchase contract, check title, estimate repairs yourself and close through a title company or attorney. Walk away from any deal that only works on the wholesaler's numbers.
Is Propwire really free?
Yes, Propwire's nationwide property search is free to use, including owner and mortgage data. Its paid Gold plan, listed at $119 a month in October 2026, adds 10,000 skip traces a month and unlimited property downloads. Free search is a strong starting point; contact data at volume is where the paid plan comes in.
