The filter that makes absentee lists work
Raw absentee lists are huge and mostly useless: in our July 2026 sample, 71 percent of hard-distress properties had absentee owners, and most large metros have six-figure absentee counts overall. The filter that matters is equity. An out-of-state owner with 60 percent or more equity can say yes to a real discount; one with a fresh 95 percent mortgage cannot. We only backfill soft leads with the out-of-state plus high-equity combination for exactly this reason.

The remote-close pitch
Everything about the offer should acknowledge the distance: fully remote closing, no flight, notary comes to them, funds wired, tenants handled after close, house taken as-is with whatever is in it. Absentee discounts run 15 to 30 percent, smaller than hard distress, but the volume is enormous and the sellers are calm. It is the best steady-state list to work between auction seasons.
